1. The entire lozenge shape of the Eckerd sign is computed as a sign area. That
alone is 140 s.f., 35 s.f. more than the maximum amount permitted on the west
face of the building.
2. From a staffpoint of view the building style and appearance is unsuitable for
property within the Town Center complex. Eckerd corporate identity should be
secondary to Coppell community identity, and this design does not accomplish
that. Also, at the very least, the Parkway Boulevard frontage should be given
aesthetic consideration equal to that of the frontage on Denton Tap Road.
However, before suggesting changes to the design, it would be helpful to have
comments of the Town Center Architectural Review Board. So, before going any
further, we need its response.
3. Staff would like to see the existing wall feature preserved.
4. Remove from the preliminary plat footprints of building and pavement area.
Note:
A. Staff written comments will be faxed to each applicant.
B. Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the June 4th Development
Review Committee (DRC) meeting.
C. Each applicant will bring one new set of revised plats and plans to the June 4th DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for
the project or other representative is urged to attend the meeting.
D. Applicant will have till noon Tuesday, June 9th to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.
