DRC Comments - The Enclaves on the Parkway: Final Plat
A clarification of the ownership and maintenance responsibilities for the drainage
channel running eastward and north to Parkway Boulevard needs to take place. This
would include the banks of both sides of the channel, as well as the sidewalk that will
be constructed along the south and east perimeters of the development.
Prior to the left turn lane being constructed along Parkway Boulevard, contact with
Dennis Slayton, Park Operations Superintendent needs to take place ( 304-3554 ).
Repair or replacement of plant material and irrigation materials will need to
coordinated through Park Operations.
The Parkland Dedication Ordinance shall be in effect for this development. Because
there are fewer than 100 dwelling units identified, money-in-lieu of dedicated park
property is required.
At a fee of $1,285 per dwelling unit, this should equate to a total fee of $26,985.
These funds are required to be paid at the time of Final Plat approval.
This subdivision lies within Park Zone 2.
Construction details will be needed for the sidewalk and connection to the bridge
located at Parkway Boulevard.

All landscape plans will be required to be signed and sealed by the landscape
architect.
6. Identification of the drainage channel needs to be consistent in its labeling.
7. Irrigation controllers will be required to have a surge protection device.
