Akard'-~treet, LB 6 Dallas, Texas 75201 VIA HAND DELIVERY Re: City of Coppell Dear Steve: As you may recall, the undersigned represents the City of Coppell, Texas, and contacted Southwestern Land Title Company to determine the ownership of and the responsibility for the maintenance of a certain drainage ditch/area surrounding a certain tract of land. It is our understanding that your office temporarily misplaced the plats, maps, and records pertaining to the subject property but that those instruments have been found and the Field Office is currently researching the title, including a mutual access easement which authorizes certain parties to perform maintenance. In that connection, the Resolution Trust Corporation, as Receiver for ABQ Federal Savings Bank, Albuquerque, New Mexico, has approached the City of Coppell concerning the conveyance of the subject property. In an effort to expedite the title search, enclosed is a copy of the proposed Quitclaim Deed and legal description of the subject property. Please compare the legal description with the instruments previously furnished to determine if the enclosed Quitclaim Deed relates to the same property. We would like to know who owns the subject property, the chain of title and what, if any, agreements concern the maintenance or access to the property. Your immediate attention to this matter is required. If you have any questions in this regard, please don't hesitate to contact me.
