Box 478 Coppell, Texas 75019 214-462-0022 Mr. David Blom WPC-Bethel Development Corporation 3960 Broadway, Suite 125 Garland, TX 75043 RE: The Enclaves on the Pllrkwav, F'mal Plat Dear David: This letter is to inform you that your request for approval of The Enclaves on the Parkway, Final Plat, located on the south side of Parkway Boulevard, east of Parks of Coppell and west of Parkview Addition (across from Kid Country), was approved by the Coppell City Council on Tuesday, March 14, 1995. The following conditions apply: 1. Execution and recording of Deed Restrictions; 2. execution, filing, and incorporation of the Homeowners Agreement; 3. execution of the Development and Maintenance Agreement; 4. execution of the Special Warranty Deed on Lot 23; and 5. payment of all applicable development fees. Also, brick pavers are required at the entrance of The Enclaves on the Parkway. No construction may begin until the final plat has been filed with the Dallas County Plat Records Department. Approval of this final plat is valid for six (6) months from the City Council agenda date. If the final plat has not been submitted to the Planning Department prior to September 14, 1995, the plat shall be deemed null and void and resubmittal shall be required.
