Retitle the plat to read "Preliminary Plat of The Enclave ~ Northlake Woodlands
and Replat of Northlake Woodlands East, Phase 8" to include the street
connection to Mockingbird Lane.
Include the TP&L Easement as part of this plat.
Show subdivision street name on the plat.
If there had been no expectation on the part of the City that Sora Drive would be
extended farther south, the City would have required a turnaround at the end of
the resulting dead-end street. Either Sora Drive should connect to the street in the
Enclaves at Northlake Woodlands or the developer should construct a turnaround
for Sora Drive underneath the electric transmission line.
The following signature blocks are missing:
a) Chairman of the Planning and Zoning Commission
b) Mayor
c) Floodplain Administrator
Show adjacent zoning.
Correct spelling of Place of Beginning.
Correct notation on the plat referencing the minimum front yard setback fi.om 20
feet to 25 feet.
Submit a tree survey.

Staff written comments will be faxed to each applicant.
Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the April 2nd Development
Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the April 2nd DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for
the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, April 7th to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.
