All easements must be minimum of 20' wide. Label all existing and proposed street names. Show the zoning of adjacent properties. Provide 10'x10' fight-of-way comer clips at all street intersections to provide room for A.D.A. ramps. Show the width of the existing right-of-way for Mockingbird Lane. The proposed median in the street intersecting Mockingbird Lane needs to be labeled as a common area. Also label all other common areas. Dimension the distance from the proposed street to the north right-of-way of Beltline Road. Is the existing TP&L Company easement a part of this property? If so, it needs to be platted as a part of this development. Show the dimension of the existing 20' sanity sewer easement on the south side of the property. Show the dimensions of the existing Dallas Area Rapid Transit (DART) right-of-way. Page 2 11. Sidewalks will need to be constructed along the proposed streets and Mockingbird Lane which are in common areas or not adjacent to proposed residential lots. 12. Provide a note on the plat stating: "All common areas to be owned and maintained by the Homeowner's Association for the development." 13. Provide a note on the plat stating: "No improvements i.e.: pools, sheds, etc. will be allowed in the existing sanitary sewer and Lone Star Gas easements." 14. Provide the City of Coppell Floodplain Administrator's Signature Block. 15. A variance request must be made for the deletion of alleys. 16. Why are you not extending Soro Drive into this development? 17. Indicate the number of lots on the face of the plat. Preliminary Utility Plan 1. Some offsite grading/drainage improvement in the TP&L and DP&L easement will be needed to ensure adequate drainage from this development. 2. An onsite and offsite drainage area map needs to be submitted. 3. An additional waterline connection should be made to loop the water system through this development. Landscape Plan 1. Show a 4' sidewalk along proposed street and Mockingbird Lane. It should be located 1' offthe property line. 2. Provide an 8' wide brick paver band on the proposed street at Mockingbird Lane as per the City's Standard Detail.
