Dear Mr. Patterson,
As you are aware, the preliminary platt for "The Fairways at
Riverchase" came through city council on Tuesday evening, August
9th. Preliminary platt approval was granted by the council, however
concern was publicly expressed about the need for better disclosure of
the tax liability that a builder, developer, or home buyer might
assume in this subdivision. As we know from experience with the
MUD, it is the city that receives the complaints about taxes when such
districts levy, their annual appraisal.
Because of the significant tax burden of the Northwest Dallas County
Flood Control District, it is our request, as publicly indicated to your
representative at the council meeting, that Terra make every effort to
inform prospective builders, developers, and home buyers of this tax
obligation---not only the subsidized "tax rate", but the "tax liability"
that Is assumed. This effort on your part may help to alleviate "tax
shock", citizen complaints, and litigation later.
