October 31, 1986 Essex Wire Crestside Drive, South of Cowboy Drive We have reviewed the above referenced project for conformance to the City of Coppell's Zoning Ordinance, Subdivision Ordinance, Streetscape Plan, and Standards as applicable and the following sets forth our comments. 1. We have no objections to the final plat being approved. We did not have an opportunity to review the preliminary plat. 2. Provide details as to concrete strength, design mix, etc. 3. Radius at south property line at Crestside needs to be located within property line. 4. Minimum parking stall width shall be 9'-0". 5. Indicate fire lanes on plan. 6. May need to provide additional fire hydrant on east end of property. Check with fire marshall. 7. Provide double clean-out at property line for sanitary sewer. 8. Provide meter vault as per City Standards (for water line). Rework grading plan along Crestside Drive to conform to landscape berms, grading, etc. 10. No parking is allowed within thirty feet of the front property line or within five feet of the rear property line. This plan violates both regulations. 11.
