Box 478 Coppell, TX 75019 Re: Fairways at Riverchase Addition, Phase I Final Plat and Construction Plans DRC - Engineering Dear Taryon: We offer the following comments per our review of the above referenced subject. 1. Applicant needs to add to the final plat a note "Notice to Prospective Buyers" per the Comprehensive Floodplain Management Ordinance (CFMO), pages 34-35. 2. We have no comments regarding the two variances requested. 3. Lots 18 and 19 of Block A appear undevelopable due to the fact that the building pads are shown to infringe upon the 100 yr. flood limit. 4. DRC should verify if a screening wall is required between the alley and Riverchase Drive in Block D. Show if, necessary, on the plat. 5. Indicate by cross-sections what paving section is proposed at the Colonial/Augusta intersection (sht. 4/16) and Pebble Beach/Pine Valley intersection (sht. 5/16). 6. On the storm drainage system, applicant needs to provide one of the following (also see attached FEMA newsletter): a) Design system based on extending 100 yr. hydraulic grade line. b) Design system based on extending 10 yr. hydraulic grade line and show on the drainage plan (sht. 10/16) where the emergency overflow for a 100 yr. condition is provided. A Trench Safety plan needs to be added to the construction plan set prior to the sets being stamped approved by the City Engineer.
