t-,. Please provide information regarding the property the church owns to the south.
This information should be sufficient to show that the property to the south has
access to a public street.
2, Since you are platting property in Coppell as a separate lot, there is nothing to
prevent the church from selling this lot to another party in the future. Therefore,
the City of Coppell requires screening vehicular use areas at the property line,
even though this lot and the property to the south and west is now in single
ownership. The screening may consist of as little as a 3'-high berm, which may
be the least expensive way to satisfy the requirement.
3. For a parking lot to occupy a 544,500 s.f. site, with no other building on the
property, the City of Coppell requires landscaping as follows:
Around the perimeter of the parking and driveways Approximately 33,200 s.f.
Associated with the interior of the parking and driveways 10% of the pavement area /
Unrelated to the parking and driveways 81,675 s.f.
If the amount of pavement is to be 467,698, as shown on the landscape plans, the
size of the site needs to be increased by about 97,500 s.f. If the site size is to
remain the same, the amount of pavement must be reduced by about 77,000 s.f.
~. At the time of planting, all trees must be 3" in caliper. All planting islands must
contain at least 1 tree.
5. Provide a notation to the effect that additional electric wiring shall be
underground and that mechanical equipment, electrical equipment and utility
meters shall be either placed in inconspicuous locations or screened from view.
Note:
A. Staff written comments will be faxed to each applicant.
B. Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the November 5th Development
Review Committee (DRC) meeting.
C. Each applicant will bring one new set of revised plats and plans to the November 5th
DRC meeting. Applicants will be asked to show, explain and defend any revision. An
Engineer for the project or other representative is urged to attend the meeting.
D. Applicant will have till noon Tuesday, November 10th to resubmit eighteen (18) folded
copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to
the Planning Department.
