Construction Plans
Dear Ms. Daneshmand:
We have reviewed the above referenced plans for general
conformance to the City of Coppell ordinances and standards. The
following sets forth our comments.

We have no objections to the final plat as presented.
Provide 8" waterline in lieu of 6" as shown.
Provide 8" waterline from Thweatt Road, south, to tie to
proposed line along eastern property line.
Provide details of pavement.
Provide details of fire lane construction, especially along
north side of building.
Add fire lane to parking area along west side of building.
Show additional dimensional control for parking, paving,
etc.
Provide landscape plan per city standards.
Provide escrow in amount of $200.00 per front foot for
future Sandy Lake Road (Thweatt) improvements.
In lieu of flowlines of storm sewer matching, we would
recommend that top of pipes match.
It appears that all other items on mark-ups have been
addressed. You may want to have staff review their comments
again.
