RE: Fellowship of Las Colinas Addition. Lot 2, Block 1, Preliminary_ Plat and Site Plan
Dear Madam/Sir:
This letter is to inform you that the Fellowship of Las Colinas Addition. Lot 2. Block 1.
Preliminary Plat and Site Plan, to create a new lot and to allow the development of an
approximate 12.5 acre parking lot located between the S.H. 121 service road and Gateview
Blvd, were recommended for approval by the Coppell Planning and Zoning Commission on
Thursday, November 19, 1998, subject to the following conditions:
CONDITIONS FOR PRELIMINARY PLAT:
1) An accurate acreage dimension and plat document that includes the entire site
under consideration is submitted before City Council Meeting on Dec. 8z.
2) Change Gateway Boulevard to Gateview Boulevard on all exhibits.
3) Orient all exhibits with North arrow to top or fight side of page.
4) Dimension file lanes/easements on all exhibits.
5) All parking spaces/landscape proposals meet City of Coppell minimum
requirements.
6) Landscaping calculations do not track on all exhibits - make appropriate
changes.
7) Abide by Engineering comments (attached).

4) Dimension fire lanes/easements on all exhibits.
5) All parking spaces/landscape proposals meet City of Coppell minimum
requirements.
6) Landscaping calculations do not track on all exhibits - make appropriate
changes.
7) Abide by Engineering comments (attached). ~
8) Indicate "Irrigation Plan" on Phase 3 Site Plan exhibit.
9) Add 3 foot berm (at a minimum) to west and south boundary lines.
The date scheduled for consideration by the Coppell City Council is Tuesday, December 8, 1998,
at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent
this item may result in the denial of this application. City Council has instructed staff to include
in its agenda packets only those items which accurately reflect conditions as recommended by the
Planning and Zoning Commission. The submittal deadline for revised drawings is 12 noon.
Tuesday. November 24th. Therefore, please submit 17 folded copies of the revised drawings on or
before that date.
The drawings which require change in order to comply with the Planning and Zoning
recommendations are: Parking Concept Plan, Site Plan, Phase 3 Site Plan (Irrigation Plan),
Preliminary Plat, Landscape Plan.

1. Proposed northern access to Northpoint Drive will meet all requirements of the City of
Coppell Subdivision Ordinance.
