Fountain Pk P2/PP-DR 980326 City of Coppell Development Review Committee Comments Planning Department Fountain Park, Phase Two Addition, Lots 1-8, Block D, Preliminary Plat DRC Date: March 26, 1998 Planning & Zoning Commission Meeting: April 16, 1998 City Council Meeting: May 12, 1998 1. Provide a Floodplain Administrator's signature block on the Preliminary Plat. 2. Show adjacent zoning. 3. The Lot adjacent to Sandy Lake Road should be labeled as Lot 8, Block D. 4. Submit a Landscape Plan specifying type, quantity and size of plant species to be planted in the 15 foot landscape, screening wall and utility easement. Minimum tree size at time of planting is 3 inch caliper trees. 5. Preserve the 15" Pecan tree, 24" tree in the 15 Landscape easement and the 30" Sycamore tree on Lot 8, Block D. 6. Bring to brick sample of the screening wall to the April 2nd DRC meeting. 7. Submit an irrigation plan. 8. Provide a copy of a preliminary Homeowners Association Agreement for City Attorney review. Note: A. Staff written comments will be faxed to each applicant. B. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the April 2nd Development Review Committee (DRC) meeting. C. Each applicant will bring one new set of revised plats and plans to the April 2nd DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. D. Applicant will have till noon Tuesday, April 7th to resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department.
