This letter is to inform you that the Fountain Park, Phase Two, Lots 1-8, Block D, Prei'.hmina:cy
Plat, to allow the development of 8 residential lots on approximately 3 acres of property loca. ted
along the north side of Sandy Lake Road and along the west side of Cascade Way,
recommended for approval by the Coppell Planning and Zoning Commission on Thursday, April.
16, 1998, subject to the following conditions:
1) Furnish a Right-of-Way use agreement for the proposed retaining wall along
Cascade Way for City Attorney review and City Council approval.
2) Preserve the following trees:
a) Lot 1, Block D: 36" Oak tree;
b) Lot 4, Block D: 30" Pecan tree;
c) Lot 8, Block D: 30" Sycamore tree;
d) Common Area: 15" Pecan tree and 36" Hackberry tree
3) The proposed rock retaining wall across the front of the lots needs to be located
outside of the Right-of-Way, or a Right-of-Way Use Agreement must be approved
by City Council. The ownership and maintenance of the wall would be
the responsibility of the Homeowner's Association. (See Engineering comments)
4) The Mexican Plum tree shown on the Landscape Plan must be a 3" caliper tree at
the time of planting.
The date scheduled for consideration by the Coppell City Council is Tuesday, May 12, 1998, at
7:30 p.m. A representative for this case must be present at this meeting. Failure to represent
this item may result in the denial of this application. City Council has instructed staff to include
in its agenda packets only those items which accurately reflect conditions as recommended by the
Planning and Zoning Commission. The submittal deadline for revised drawings is 12
Thursday, April 30, 1998. Therefore, please submit 17 folded copies of the revised drawings,
plus three 8 1/2" x 11" paper reductions on or before that date.
The drawings which require change in order to comply with the Planning and Zo~g
recommendation are: Preliminary Plat and Landscape/Irrigation Plan.
