1. Include the following items on the Final Plat:
a) Floodplain Administrator's signature block
b) Show adjacent zoning
c) Utilities Certificate
2. The lot adjacent to Sandy Lake Road should be labeled as Lot 8, Block D.
3. The screening wall, sidewalk and landscaping proposed along the north side of Sandy
Lake Road must be constructed to city specifications during first phase of construction.
4. Staff requests that Lot 8, Block D be platted with this final plat. (We realize that this a
departure from earlier suggestions.)
5. The Homeowners Association Agreement will have to be approved by the City Attorney
prior to the plat being filed with Dallas County.
6. A reminder that the screening wall along Sandy Lake Road will be constructed during
the first phase of construction, therefore Lot 8, Block D will no longer have access to
Sandy Lake Road.
Note:
A. Staff written comments will be faxed to each applicant.
B. Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the April 2nd Development
Review Committee (DRC) meeting.
C. Each applicant will bring one new set of revised plats and plans to the April 2nd DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer Ibr
the project or other representative is urged to attend the meeting.
D. Applicant will have till noon Tuesday, April 7th to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.
