ITEM: Forest Cove Estates, Pre 'htninary Plat, to allow the development of a 88-lot single family residential subdiffsion on 26.65 acres of property, located at the southwest coroer of Sandy Lake Road and Whispering Hills Drive, approximately 2000' west of Denton Tap Road, at the request of Carter & Burgess, Inc. Provide right-of-way corner clips at all street intersections to allow for construction of A.D.A. ramps. 2. Show bearings and curve information on the exhibit including chord bearings for curves. 3. Show sight visibility triangles at subdivision entrances as per the City of Coppell ordinance. The sight visibility triangles must be based on the location of the future back of curb on Sandy Lake Road. 4. The proposed alley connection at the southeast portion of the development between lots 4 & 5, Block E should be located further west to avoid cut through traffic. 5. A note should be shown on the plat for a request of variance of alleys for lots 1-5, Block A and Lots 1-3 & Lots 43 & 44, Block E. 6. Show adjacent zoning for the residential development on Whispering Hills. 7. The City would like you to look at realigning we Whispering Hills with Summer Place Drive to the north of Sandy Lake Road to ensure that both streets would have access to the future median opening when Sandy Lake Road is improved. 8. Show the centerline distance between proposed Forest Bend Drive and the existing Cottonwood Drive. A minimum of a 125 foot offset needs to be provided. 9. Provide a letter from Lone Star Gas allowing pavement to be placed on top of their easement and to allow for City utilities to cross the easement. 10. Show right-of-way and easement dedication on Sandy Lake Road and Coppell Road. 11. Easements need to be shown on plat where sanitary sewer lines go between lots. 12. Impact fees will be required. Water & Sanitary Sewer Layout: 13. Water lines need to be looped/tied into existing water lines to prevent deadend lines. 14. Fire hydrant location must be approved by Fire Marshall. 15. Provide street connection to Devonshire at lot 12, Block E. Need to ensure that proposed Cedar Cove is offset 125' from the Devonshire connection. 16. Connect the water lines in the cul de sacs to the existing water line in Sandy Lake Road. Also, the water line in Forest Ridge to Coppell Road. 17. Pedestrian & bicycle access needs to be provided to the south to Wilson Elementary School along Coppell Road. This would require reworking the drainage ditch along Coppell Road.
