Stemmons Freeway, Suite 280 Lewisville, TX 75061 RE: ~ore~t Cove i~.~t~ Prellmln~ry Pl~t Dear Mr. House: This letter is to inform you that the Forest Cove Estates, Preliminary Plat, to allow the development of an 88- lot single family residential subdivision on 26.65 acres of ~ located along the south side of Sandy Lake Road between Coppell Road and Whispering Hills Drive, was approved by the Coppell City Council on Tuesday, March 11, 1997, subject to the Engineering comment as follows: Pedestrian & bicycle access needs to be provided to the south to Wilson Elementary School along Coppell Road, which would require reworking the drainage ditch along Coppell Road, and the following conditions: (1) The Planning Delnmnent will recommend to Council that certain alleys be waived in Block E, Lots 1-4, 43 & 44 and in Block A, Lots 1-5. (2) The Homeowners Association Agreement will be available for the City Attorney's review prior to Final Plat submission. (3) Alignment of Hickory Ridge Drive shall be accepted by Lone Star Gas. (4) Adjust the Land~gation Plan to reflect the 30' TU Electric easement along Sandy Lake Road, as well as the Common Areas 1-3. (5) Place on the face of the Plat: "Due to the proximity to the existing and future runways of DfFW Airport, residents of this subdivision may be subject to intennittent aixcr~ noise." In addition, Council granted the Planning and Zoning Commission to be the approval authority on your Final Plat. Isabelle Moro, AICP, P&Z C. aordina~or Building Inspection The undersigned, the City Secretary of the City of Coppell, Texas, hereby certifies that the preliminary plat of the Subdivision or Addition to the City of Coppell was submitted to the City Council on the day of 19 , and that the Council, by formal action, then and there approved the preliminary plat and by separate motion designated the Planning and Zoning Commission to be the Municipal Authority responsible for the approval of the Final Subdivision Plat of such land and the Final Subdivision Plat of such land need not be brought back for final approval of the City Council unless, through inaction on the part of the Planning and Zoning Commission, such Final Subdivision Plat is deemed approved by the Planning and Zoning Commission for failure to act within the 30-day period required by law.
