Need to provide a floodplain reclamation study of this development. 2. A floodplain easement line needs to be shown on the rear of the properties if the total lot is not going to be reclaimed out of the floodplain. Also, a note needs to be provided on the plat stating "Only decorative metal or like fence will be permitted in floodplain easement". No other buildings or pools will be allowed unless the structure is raised two feet above the floodplain. The fence is allowed because the flood study submitted showed the whole property to be reclaimed. 3. Show adjacent zoning. 4. Show dedication of right-of-way for Deforest Road. 5. Show sight visibility triangle easements at ingress/egress. 6. Impact Fees will be required for this development.
