RE: The Estates of Cambridge Manor. Phase H. Final Plat
Dear Jack:
This letter is to inform you that The Estates of Cambridge Manor, Phase II, Final Plat, to allow
the development of ten additional Single Family-12 lots and the extension of Castle Creek Drive
within the Estates of Cambridge Manor Phase H subdivision located on the north side of
DeForest Road, approximately 2,200 feet east of MacArthur Blvd., was recommended for
approval by the Coppell Planning and Zoning Commission on Thursday, October 17, 1996,
subject to the following conditions:
1) Each building line on Lot 5, Block A, be shown as a "Building and Fence
Setback Line";
2) compliance with Engineering comments, as follows:
a) A floodplain easement line needs to be shown on the rear of the properties if
the total lot is not going to be reclaimed out of the floodplain.
b) A note needs to be provided on the plat stating "Only decorative metal or like
fence will be permitted in floodplain easement." No other buildings or pools
will be allowed unless the structure is raised two (2) feet above the floodplain.
The fence is allowed because the flood study submitted showed the whole
property to be reclaimed.
3) subject to City Council granting a variance of street construction and drainage
requirements for DeForest Road and a variance of alley requirements.
The date scheduled for consideration by the Coppell City Council is Tuesday, November 12,
1996, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to
represent this item may result in the denial of this application. City Council has instructed staff
to include in its agenda packets only those items which accurately reflect conditions as
recommended by the Planning and Zoning Commission. The submittal deadllne for revised
drawings is Thursday, October 31, 1996. Therefore, please submit 17 folded copies of revised
drawings, plus three 8 1/2" x 11" paper reductions on or before that date.
The drawings which require changes in order to comply with Planning and Zoning
recommendations are: Final Plat.
