Box 478 Coppell, Texas 75019 214 - 462 - 0022 July 19, 1984 Case #84-06-19.2/Freeport North Industrial Park West of Bethel Road due north of the City Service Center Requesting final plat approval for the Freeport North Industrial site. Secure Resources, Inc. represented by Hawylak and Associates The applicant is requesting final plat approval for the Freeport North Industrial site. The tract encompasses 236.9 acres of light - industrial zoning. The development will incorporate the extension of Royal Lane which is in conjunction with the porposed thoroughfare plan. STAFF EVALUATION: The development meets all criteria of the zoning district regulations for submittal. Regarding the subdivision regulations, there are several descrepencies relating to civil engineering criteria that were not completly resolved by the time of packet distribution. Resolvement of these review comments should be completed prior to the meeting date and will be addressed verbally at the hearing. Therefore, if all comments have been consented to by the applicant, the staff recommends approval. But if there are some areas not resolved, then a recommendation to table the request is made until those areas are rectified. PLANNING AND ZONING COMMISSION: The P & Z Commission recommended approval (4-0) of this final plat with the stipulations that the engineer's comments be resolved before it is submitted to the City Council and that the surrounding roads and thoroughfares be shown on the plat prior to submission to Council.
