Freeport-4.2/PP-DR 990729 City of Coppell Development Review Committee Comments Planning Department Freeport North, Lot 1, Block A, Preliminary Plat and Site Plan Review DRC Date: July 29, 1999 Planning & Zoning Commission Meeting: Aug. 19, 1999 City Council Meeting: September 14, 1999 1. It is not necessary to show on the Preliminary Plat the fire lanes, bldg. setbacks and easements for Gulf Bearing, Inc. and Cici's Addition. 2. Provide a tree mitigation plan along with the Tree Survey. 3. On Preliminary Site Plan (A-I.1), under project data show the square footage breakdown of office and warehouse space, as well as indicate the split between future and proposed parking (truck spaces, as well as car spaces). 4. Furnish dimensions on the monument sign elevation shown on A-1.1. Also, is the company logo correct (isn't it Dukes-Weeks Corp.),'? Staff would prefer monument signs indicating name of the building rather than listing tenant names. Please remove reference to tenant names on the monument sign only. 5. Correct the following items v~4th regards to the landscape plan: · Under the Plant Schedule summarize the quantities of each of the plant material being proposed. · The tree ratio for the perimeter landscape requirement is 1 tree for each 50 linear feet. · Verify that the interior landscaping requirement calculation includes the total pavement area that consists of parking, sidewalks, and truck courts. · Missing from the interior landscaping requirements is the tree ration of 1 tree for each 400 square feet of interior landscape area. · The total number of planting islands shall be no less than 12% of the total number of parking spaces. Also, each planting island must contain at least one tree. · Missing from the non-vehicular landscaping requirement is the tree ratio of 1 tree for every 2,500 square feet of non-vehicular open space. · Any enhanced pavement material in the planting islands must be approved by City Council. · Landscape plan needs to be signed by the landscape architect. 6. Bring to the August 5th DRC meeting a color board with samples of all exterior building materials. Note: A. Please revise plats, site plans, landscape plans, and building elevations based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the August sth Development Review Committee (DRC) meeting. B. Each applicant will bring one new set of revised plats and plans to the August 5th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. C. Applicant will have till noon Tuesday, August l0th tO resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department
