ITEM: Freeport North, Lot 1, Block A, Preliminary Plat and Site Plan Review, to
allow the development of a 115,950 square foot office/warehouse facility on
approximately 9.5 acres of property located approximately 560' south of
Creekview Drive and along the west side of Royal Lane, at the request of
Pacheco Koch Consulting Engineers.

1. Please remove Master Plan Sheet from packet.
2. All sheets need to be to scale.
3. The location of the proposed hooded median opening does not meet requirement of 420'
minimum separation between median openings per Subdivision Ordinance.
4. Clarify on utility plan which utilities will be built with this phase. Provide easements for
proposed water vaults and meters. Any off-site utilities will need appropriate easements.
5. The drainage system in Royal Lane will have to be evaluated for adequacy to handle Qt00.
6. Will a retaining wall be needed for the elevation drop along the west side of Building "C"?
7. Show location of all adjacent and cross-street driveways.
