1. Show the leave out parcel (60' x 1429') as a separate lot on this replat.
2. Change Thweatt Road to Sandy Lake Road on the vicinity map on the Replat document.
3. Scale on Site Plan is 1" -- 50' not 1" = 60'.
4. Site Plan is incorrectly showing required vs. provided parking.
5. Parking islands must be at least 150 s.f. in size (two parking islands on Site Plan are
smaller than the required size).
6. On the Landscape Plan provide the following information:
a) Under the Plant Summary Table show botanical name and quantities to be
planted.
b) Substitute Eastern Red Cedar with plant material listed on the City's
approved Plant Palette.
c) Show the required and provided landscape ratios under the Coppell
Ordinance Summary.
d) Place a notation that the applicant is seeking a variance from Council to
allow a 6 foot high living screen of the loading dock and truck court facing
Northpoint Drive.
e) Landscape plans must be signed by the Landscape Architect.
7. On the Building Elevations call out Paint color.
Note:
A. Staff written comments will be faxed to each applicant.
B. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should
applicant disagree with staff comments please provide reasons why staff recommendations should
not be followed when you attend the November 6th Development Review Committee (DRC)
meeting.
C. Each applicant will bring one new set of revised plats and plans to the November 6th DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for
the project or other representative is urged to attend the meeting.
D. Applicant will have till noon Tuesday, November llth to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.
