HISTORY:
The final plat for Freeport North was approved by City Council on
August 8, 1984. At the Planning and Zoning Commission hearing on
June 15, 1995, the applicant requested that consideration of this replat b~
postponed. The Commission therefore disapproved the replat at that time
with the intention of reconsidering it later.
TRANSPORTATION:
Royal Lane is a C4D/6 four-lane divided thoroughfare in a right-
of-way containing 110 feet of dedication (adequate for a six-lane
divided thoroughfare.

COMPREHENSIVE PLAN:
DISCUSSION:
The 1987 Comprehensive Plan showed Industrial.
The replat relocates Creekview Ddv/~ and further subdivide~ one
of the two original tracts into 4/lot~. The street relocation
facilitates development on the adjoining property to the east by
moving the right-of-way farther away from flood plain. Propo.~l
Lot 1R is unbuildable and intended for the provision ora landscape
feature. The developer has submitted Property Owner Association
documents which establish maintenance responsibility for common
areas. The Planning and Zoning Commission's previous
disapproval of this replat was to provide time for the developer to
discuss the relocation of Creekview Drive with an adjoining
property owner prior to r.esubmission. We understand that
discussion has occurred with no mutually acceptable agreement
resulting.
RECOMMENDATION:
ALTERNATIVES:
Staff recommends approval of the replat subject to the provision
of all easements on the MEPC property~ and provided no
compelling reasons to deny this plat ar~bro)t~ht out at the Public
Hearing. .
