1. On Replat show all adjacent zoning.
2. Modify signature blocks (see attachment).
3. Off-street parking spaces facing Gateview Blvd. should be screened with a 30" height
hedge.
4. A truck court along Gateview Blvd. should be screened with a 6 foot high brick screening
wall. City Council may waive or modify the screening requirements to allow a living
screen. With that being the case, staff suggests that the applicant proposed a different
landscape treatment to screen the truck court located at the southwest corner of the
building. Also, the truck court at the southeast corner should be screened from Royal
Lane.
5. Under Site Data of Site Plan, please specify parking ratios used to arrive to the required
parking.
6. Substitute 'Softleaf Yucca' with a plant material specified on the City's Plant Palette.
7. Gateview Drive requires an additional 5' additional right-of-way dedication for the future
on-street bike trail.
Note:
A. Staff written comments will be faxed to each applicant.
B. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should
applicant disagree with staff comments please provide reasons why staff recommendations should
not be followed when you attend the June 5th Development Review Committee (DRC) meeting.
C. Each applicant will bring one new set of revised plats and plans to the June 5th DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project
or other representative is urged to attend the meeting.
D. Applicant will have till noon Tuesday, June 10th to resubmit twenty-eight (28) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.

A. After approval of the Final Plat by the Municipal Authority and correction of the
plat as required by the Municipal Authority and the Planning and Engineering
Departments, the Developer shall submit filing fees and the required number of
copies for filing with the County Clerk. These copies shall bear all required
signatures of City Officials. After signature by the City Officials, the Developer
shall complete the filing process and return nine (9) paper copies and two (2)
mylar copies of the "filed' plat to the City. Said copies shall show the volume
and page of the Map and Plat Records into which the plat was recorded by the
County Clerk. If the final plat has not been submitted for signatures by City
Officials within six months after approval by the City Council, the plat shall be
deemed null and void, resubmittal shall be required, and the current Subdivision
Regulations shall apply. -
'B. Approval block: The following notice shall be placed on the face of each
Preliminary Plat by the subdivider:
