ITEM: Freeport North, Tract 5, Replat, to create a single lot to
accommodate a 297,902 square foot office/warehouse facility on
27.8548 acres of properly, located at the northeast corner of
Gateview Blvd., and Royal Lane, at the request of Halff Associates,
Ittc.

AFTER P&Z
1. Provide floodplain signature block.
2. Show all fire lanes in easements.
3. Include franchise utility block.
4. Show visibility sight triangles at ali ingress/egress points.
Landscape Plan:
5. The proposed trees on the east side of the eastern most driveway onto Gateway Blvd. should
be relocated out of the visibility easement. Also. relocate trees out of visibility easement at
Gateway/Royal Lane intersection.
Irrigation Plan:
6. Relocate irrigation lines out of 20' utility easements proposed for the fire lines and the 8"
water line along the western and northern property line.
7. Coordinate with the civil water and sewer plans for locations of the domestic and irrigation
meters.
Site Plan:
8. Show north bound left turn lane to be constructed by the developer (100' transition with 100'
storage length, 12' wide).
9. Construct 30' radii for fire trucks at all ingress/egress points.
