F'mal Plat Gentlemen: This letter is to inform you that the Replat of 7.1784 acres out of Freeport North, Final Plat, to create a new lot that will allow the development of a 117,260 square foot office/warehouse building, located at the southeast comer of Northpoint Drive and Royal Lane, was approved by the Coppell City Council on Tuesday, August 13, 1996. For your information, the Engineering Department reminds you that Impact Fees will be required and the drainage system located at the southeast comer of this development was not designed to handle the 100-year storm event as required by the City's Subdivision Ordinance. Therefore, it may be necessary to have on-site detention. Please be advised that no construction may begin until this replat has been filed with the Dallas County Plat Records Department. Approval of this replat is valid for six (6) months. If it has not been filed for record with the County prior to February 13, 1997, the replat shall be deemed null and void and resubmittal shall be required.
