(1) Note this submission is a replat, not a preliminary plat.

Expansion of the proposed building may be possible. However, it is not possible in the
location shown without revision of the site plan to accommodate the changes in the
location of required parking and the possible changes in the amount of required parking.
Therefore, staff does not want City approval to imply that these potential changes are
necessarily approvable. Staff recommends that the delineation of a possible 18,040 s.f.
expansion, as shown, be eliminated until complete information is available concerning
how parking requirements will be satisfied.

The Landscape Plan must be signed and sealed by a licensed Landscape Architect or
bonafide Nurseryman.
(4)
Provide an Irrigation Plan which is signed and sealed by a Licensed Irrigator. (Only 5
copies.)

Note:
Building setback must be 60 feet when there is front yard parking. Northwestern portion
of the building where there is front yard parking it is not setback 60 feet.

Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the July 2~ 1996 Development
Review Committee (DRC) meeting.

Each applicant will bring one new set of r~vised plats and plans to the July 2nd
meeting. Applicants will be asked to show, explain and defend any revision. An
Engineer for the project or other representative is urged to attend the meeting.

Applicant will have till noon Tuesday, July 9th to resubmit twenty-eight (28) folded
copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to
the Planning Department.
