Utility Master plan 1) Show the street names. 2) Show the location of domestic and irrigation meters and provide an easement if located outside of the right-of-way. 3) Ix)cations of fire hydrants to be approved by the fire department. 4) Provide a drainage area map showing hydraulic calculations. 5) Provide a wastewater access device. Site Plan 1) The driveway located at the southwest comer of the development on Royal lane must be a minimum of 100' away from existing driveway. 2) The driveway on Northpoint drive will need an easement from the property owner east of this development. 3) Show existing median in Northpoint drive. 4) Show 8' wide brick paver bands for driveways on Royal lane. 5) Provide ADA ramps at all driveways. F. Y.L comments 1) 2) Impact Fees will be required. The drainage system located at the southeast corner of this development was not designed to handle the 100 year storm event as required by the City's Subdivision Ordinances. Therefore, it may be necessary to have onsite detention.
