SIZE OF AREA: 12.28 acres; 125,103 s.f. office/warehouse building. CURRENT ZONING: LI (Light Industrial) REQUEST: Site Plan approval. TRANSPORTATION: Royal Lane is a C4D/6 four-lane divided thoroughfare in a right- of-way containing 110 feet of dedication (adequate for a six-lane divided thoroughfare). Northpoint Drive is a C4D four-lane divided thoroughfare within 80' of right-of-way. SURROUNDING LAND USE & ZONING: North- 310,000 s.f. distribution facility under construction; LI South - MEPC office/warehouse facility; LI East - vacant; LI West - vacant; LI Item # 7 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property suitable for light industrial/showroom uses. DISCUSSION: In reviewing site plans, the planning staff carefully checks landscaped areas, pavement areas and building coverage for compliance with zoning regulations. The only feature of the proposed site plan which staff found not to be in compliance, is the indication of two monument signs on the property. The Zoning Ordinance limits this site to one monument sign. Staff requested but did not receive either the elevations of proposed monument signs or information on the nature of parking lot light fixtures and standards. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval of the site plan subject to the following conditions: 1. Reduction of the number of monument signs to one per platted lot, unless the Board of Adjustment authorizes a variance to the requirement. 2. Provision of elevations of the proposed monument signage. 3. Provision of information regarding the nature of parking lot light fixtures and standards. ALTERNATIVES: 1) Recommend approval of the request 2) Recommend disapproval of the request 3) Recommend modification of the request 4) Take under advisement for reconsideration at a later date.
