RE: DeForest Court. Reolat of Lots l&2
Dear Kelly:
This letter is to inform you that the DeForest Court, Replat of Lots 1 and 2 of the Nettie Long Addition, to allow
the development of a 17-lot residential subdivision with common areas on approximately 8.4 acres of property
located at 703 DeForest Road, was recommended for approval by the Coppell Planning and Zoning Commission
on Thursday, August 19, 1999, subject to the following conditions:
1) Eliminate "Final Plat Of" fi.om replat title block.
2) Removal of the Nettie Long Addition Lot 2 dashed lot line from the replat document.
3) Provide page and volume notation on the plat document:
4) Show all setback lines (side and rear) on all lots.
5) Show the floodplain line on the replat.
6) Abide by Engineering comment as follows:
No improvements will be allowed in floodplain without an approved flood study.
7) Acknowledge that plat cannot be filed until Homeowners Association
agreement has been reviewed/approved by the City Attorney.
8) DeForest Road will need to be elevated above the 100-year Flood Plain elevation.
The date scheduled for consideration by the Coppell City Council is Tuesday, September 14, 1999, at 7:30 p.m.
A representative for this case must be present at this meeting. Failure to represent this item may result in the
denial of this application. City Council has instructed staff to include in its agenda packets only those items,
which accurately reflect conditions as recommended by the Planning and Zoning Commission. The submittal
deadline for revised drawings is 12 noon, Tuesday, Auoust 31't. Therefore, please submit 17 folded copies of
the revised drawings, plus three (3) 8 1/2 x 11 paper reductions on or before that date.
The drawing which requires change in order to comply with the Planning and Zoning recormmendations is: ~_eplat.
