1. Applicant needs to consider right-of-way dedication for the extension of
Creekview Drive.
2. Incorporate planting islands to the staircases located in the truck courts. Each
island should contain at least 150 sf of landscape area, be a minimum of 9'-wide
and must contain at least 1 tree. If visibility is a concern, the applicant may want
to consider selecting an accent tree for the planting island.
3. A single row of parking must contain at least 5 parking spaces. Modify a number
of rows of parking spaces adjacent to Creekview Drive.
4. Modify the following items on the landscape plan:
· Substitute the Bradford Pear with the Aristocrat Pear.
· The truck courts along Creekview Drive are not adequately screened. Provide
3 foot high berms along Creekview Drive. The length of the berm should at
least match or exceed the length of the truck court. The proposed Live Oaks
should be planted on top of the berms. Applicant may also want to consider
additional hedges on top of the berm. A reminder that City Council will have
to approve the proposed living screen.
· Submit a preliminary irrigation plan.
5. Provide height and width dimensions on the monument sign.
6. Furnish greater color detail on the building elevations.
Note:
A. Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. Should applicant disagree with staff comments please provide reasons why
staff recommendations should not be followed when you attend the December 2nd Development
Review Committee (DRC) meeting.
B. Each applicant will bring one new set of revised plats and plans to the December 2nd DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project or
other representative is urged to attend the meeting.
C. Applicant will have till noon Tuesday, December 7th to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 I/2 X l l) of each exhibit to the Planning
Department
