Dear Sir/Madam:
This letter is to inform you that your request for approval of Freeport North, Replat of Lot 3C
and a portion of Lot 5R (Quill), to create a single lot that will allow the development of a
147,000 square foot office/warehouse facility, located on the east side of Royal Lane,
approximately 55' north of the intersection of Gateview Boulevard and Royal Lane, was
recommended for approval by the Coppell Planning and Zoning Commission on Thursday,
March 21, 1996. The following conditions apply:

Compliance with Engineering comments (copy attached), and
a parking special exception needs to be sought from the Board of Adjustment.
The date scheduled for consideration by the Coppell City Council is Tuesday, April 9, 1996, at
7:30 p.m. A representative for this case must be present at this meeting. Failure to represent
this item may result in thc denial of this appUcation.

Site Plan
1. Construct median opening noses per Coppell construction standards 60' minimum
for median opening.
2. Show water and sewer meters and sizes. Also, domestic and irrigation meter should
not be tapped off of the fire line.
3. Water, wastewater and roadway impact fees are required.
Landscape Plan
1. Show the correct visibility easement per the Subdivision Ordinance and then relocate
trees and vegetation greater than 30" high out of the correct visibility sight triangle.
Drainage Plan
1. Where do your drainage systems discharge to? May need offsite easements to grade
to drain. Entire drainage layout will be reviewed when construction plans are
submitted.
2. Show all offsite areas that drain onto this site. You may need to provide public
drainage systems in easements.
