Conditions for approval:
(1)
A parking special exception needs to be sought from the Board of
Adjustment, and
(2) compliance with Engineering comments as follows:
Site Plan
1. Construct median opening noses per Coppell construction standards 60' minimum
for median opening.
2. Show water and sewer meters and sizes. Also, domestic and irrigation met. er should
not be tapped off of the fire line.
3. Water, wastewater and roadway impact fees are required.
Landscape Plan
1. Show the correct visibility easement per the Subdivision Ordinance and then relocate
trees and vegetation greater than 30" high out of the correct visibility sight triangle.
Drainage Plan
1. Where do your drainage systems discharge to? May need offsite easements to grade
to drain. Entire drainage layout will be reviewed when construction plans are
submitted.
2. Show all offsite areas that drain onto this site. You may need to provide public
drainage systems in easements.

HISTORY:
The final plat for Freeport North was approved by City Council on
August 8, 1984.
TRANSPORTATION:
Royal Lane is a C4D/6 four-lane divided thoroughfare in a right-
of-way containing 110 feet of dedication (adequate for a six-lane
divided thoroughfare).

COMPREHENSIVE PLAN:
The 198'/ Comprehensive Plan shows the property as
suitable for light industrial use, as does the proposed 1996
Comprehensive Plan.
DISCUSSION:
The applicant has cooperated fully with the Development Review
Committee to prepare a site plan which complies with engineering, fire
protection, zoning and landscaping requirements. The applicant is in
process of requesting a special exception from the Board of Adjustment
to reduce the required parking spaces to a number justifiable by the nature
of its operation.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the replat, subject to compliance with
engineering recommendations and conditioned upon modification of the
site plan in the event the Board of Adjustment requires a greater number
of parking spaces than those shown.
