Freeport North~ Lot 3~ Block A, Freeoort Building VI Site Plan
Dear Kyle:
This letter is to inform you that the Freeport North, Lot 3, Block A, Freeport Building VI Site
Plan, to allow the development of a 227,280 square foot office/warehouse facility on
approximately 12.1 acres of property located at the southwest comer of S. Royal Lane and Creek
View Drive, was recommended for approval by the Coppell Planning and Zoning Commission
on Thursday, December 16, 1999, subject to the following conditions:
1)
City Council accept extensive landscaping to screen the loading areas
facing Creek View Drive in lieu of the 6'-high masonry screening wall.
2) Limit interior office space to 34,200 square feet or less.
3) Submittal and approval of a preliminary irrigation plan.
4)
An off-site fight-of-way dedication should be provided for Creek View
Drive. (See Engineering Department comments)
5)
The construction of Creek View Drive across the western property line
will need to be coordinated with the Engineering Department. (See
Engineering Department comments)
6)
A 50% landscape credit will be applied, bringing the total retribution
due equaling 215 inches of trees. (See Leisure Services comments)
7) Approval of the color board specifying all exterior building materials.
The date scheduled for consideration by the Coppell City Council is Tuesday, January 11, 2000,
at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent
this item may result in the denial of this application. City Council has instructed staff to include in
its agenda packets only those items which accurately reflect conditions as recommended by the
Planning and Zoning Commission. The submittal deadline for revised drawings is 12 noon~
Tuesday, December 28ta. Therefore, please submit 17 folded copies of the revised drawing, plus
three (3) 8 1/2 x 11 paper reductions on or before that date.
The drawing which requires change in order to comply with the Planning and Zoning
recommendations is: Irrigation Plan. We also need 17 additional copies of the Site Plan,
Landscape Plans (LS-1, LS-2, LS-3), Building Elevations (A-3.0, A-3.1, A-3.2) and Tree Survey to
forward on to Council.
