1. Modify the following items on the replat document:
· Show all adjacent zoning
· Under City Secretary's paragraph, the plat reference should read
"replat of Lot 2R, Block 2 of Gateway Business Park".
· Submit blacklines on white paper for next submittal.
2. Incorporate the following changes on the Site Plan:
· Specify the percentage of warehouse and office area on the expansion
portion of the building.
· Delineate the number of track bays you are proposing for the future
track court.
· Provide planting islands in the truck court. The islands must a
minimum of 150 sf of landscaped area, at least 9' wide and shall
contain one tree. Also, dash in planting islands for the future truck
court area.
· Under the tabulation and code analysis, the parking data must reflect
the future expansion, as it is shovm on this submittal. Total provided
parking meets code for an 80,000 sf building. However, both the site
plan and parking calculations must address the 20,000 s.f. future
building expansion. Dash in future parking spaces to satisfy the code
requirement.
3. Specify building materials and color on the building elevations. Also, furnish
type, size and color of attached sign.
4. Bring to the November 4th Development Review' Committee meeting a color
board showing all exterior building materials.
5. Furnish a tree survey and tree mitigation plan as soon as possible for staff review.
The plans must be submitted no later than November 4th during the Development
Review Committee meeting.
6. Modify. the following items on the Landscape Plan:
· Screen the western driveway/fire lane in spite of the fact that a Nellie
R. Stevens holly hedge exists on the Haverty's site. As a property line
divides the two properties, a hedge is required by ordinance.
· Along the eastern edge of the proposed parking adjacent to Gateway
Boulevard, a 30"-hege or berm is also required.
· Planting islands are mandatory in both the proposed and future truck
courts. The islands must a minimum of 150 sf of landscaped area, at
least 9' wide and shall contain one tree. Dash in planting islands and
trees for the future truck court area.
Dash in future parking spaces.
· Furnish landscape tabulations reflecting required and provided
perimeter, interior, and non-vehicular landscaped areas, as well as
furnish the associated required tree ratios. Remember to include the
building expansion, future truck court and parking in your
calculations.
· Summarize the total quantities of provided plant material under the
current plant material schedule
· Specify on the plans that the provided "Shumard Oak" is a "Shumard
Red Oak".
· Provide street names on the landscape plan.
Note:
A. Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. Should applicant disagree with staff comments please provide reasons why
staff recommendations should not be followed when you attend the November 4th Development
Review Committee (DRC) meeting.
B. Each applicant will bring one new set of revised plats and plans to the November 4th DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project or
other representative is urged to attend the meeting.
C. Applicant will have till noon Tuesday, November 9th to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 I/2 X i 1) of each exhibit to the Planning
Department
