RE: Hunt-Royal Lane
alignment.
Honorable Mayor and City Council:
In our review of the above referenced preliminary plat and street
alignment we have the following comments:
1. The alignment for the future Sandy Lake Road extension should
be adjusted to intersect State Highway 121 at Thweatt Road.
2. The desirable right-of-way width of the Royal Lane extension,
as shown through the Hunt property, is 120 feet. A width of
120 to 110 feet will provide for the future upgrading of Royal
Lane from 4 to 6 lanes, should the DFW Airport agree to a six
lane divided thoroughfare south of Bethel Road. If the
Airport only agrees to a 4 lane thoroughfare south of Bethel
Road, Royal Lane should be downgraded on the thoroughfare
plan to a 4 lane thoroughfare utilizing less right -of -way.
Four lanes constructed at this time is acceptable with the
assurance that 2 lanes can be added if 6 lanes are needed in
the future.
3. Major thoroughfare alignments often bisect property lines to
facilitate access and use of the thoroughfare to more property
owners and distribute the cost of construction among the
respective owners. If drainage and terrain conditions permit,
we suggest that the alignment of Royal Lane be shifted to the
east property line of the Hunt tract for the use of more
property owners. This will also allow the design radius to be
a minimum of 1000 feet. We have been informed by
representatives of Mr. Hunt that many of the adjacent property
owners have approved the locations of Royal Lane as proposed
by the applicant.
4. Right-of-way for the extension of Creekview Drive should be
dedicated from Royal to the east property line of the Hunt
tract to assure east-west access to Royal Lane.

5. The alignment of Royal Lane north of Bethel should coincide
with the proposed alignment south of Bethel (as proposed by
the Airport). No offset should occur at Bethel Road.
