HISTORY: City Council approved the final plat of Gateway Business Park in
1990 and previous replats of Block 2 in 1993 and 1996.
TRANSPORTATION: Freeport Parkway is a C4D/6 four-lane divided thoroughfare
within a 95'-wide right-of-way. Gateway Boulevard is a C4U
four-lane undivided collector street within a 70'-wide right-of-way.

COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for
light industrial/showroom uses.

DISCUSSION: During the original development of Gateway Business Park, concrete
structures were built at the street entrances ultimately to serve as
backdrops for park identification. These have remained incomplete for
approximately 8 years. In the interim, the City adopted sign regulations
which preclude monument signs of this scale. The Building Official,
however, has agreed to permit completion of these identification
monuments provided that they are treated as landscape elements,
established within common areas and approved by the Planning and
Zoning Commission and City Council. This replat establishes the
requisite common area at the northwest corner of Gateway Boulevard and
Freeport Parkway.
Landscaping of this corner is part of an overall $494,000 landscaping
contract to improve the business park. Much of the expense is to improve'
the appearance of Grapevine Creek. Landscape plans for this intersection
and for the intersection of Freeport Parkway and LBJ Freeway are
included with the materials for Lot 2 of Block 1, discussed previously.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
The planning staff recommends approval.
