TRANSPORTATION: Freeport Parkway is a C4D/6 four-lane divided thoroughfare within a 95'-wide right-of-way. SURROUNDING LAND USE & ZONING: North- Vacant; LI South- Vacant; LI East - Vacant; LI West - Vacant; LI COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for freeway commercial uses. Item # 12 DISCUSSION: During the original development of Gateway Business Park, concrete structures were built at the street entrances ultimately to serve as backdrops for park identification. These have remained incomplete for approximately 8 years. In the interim, the City adopted sign regulations which preclude monument signs of this scale. The Building Official, however, has agreed to permit completion of these identification monuments provided that they are treated as landscape elements, established within common areas and approved by the Planning and Zoning Commission and City Council. This minor plat establishes the requisite common areas at the comer of Freeport Parkway and LBJ Freeway. Landscaping of this corner is part of an overall $494,000 landscaping contract to improve the business park. Much of the expense is to improve' the appearance of Grapevine Creek. Landscape plans for this intersection and for the intersection of Gateway Boulevard and Freeport Parkway are included with the materials for Lot 2 of Block 1, discussed previously. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: The planning staff recommends approval.
