TRANSPORTATION: Freeport Parkway is C4D/6 four-lane divided thoroughfare within a 95'-wide fight-of-way. Gateway Boulevard is a C4U four-lane undivided collector street within a 70'-wide right-of-way. Item# 18 SURROUNDING LAND USE & ZONING: North - Vacant, "LI" Light Industrial zoning South - Vacant, "LI" Light Industrial zoning East Vacant, 'LI" Light Industrial zoning West Under construction (Park 'N' Fly), "LI" Light Industrial zoning COMPREHENSIVE PLAN: The 1987 Comprehensive Plan shows the property as suitable for highway commercial use. The proposed 1996 Comprehensive Plan shows the property as suitable for light industrial/showroom use. DISCUSSION: In January of this year the Planning and Zoning Commission reviewed and approved a preliminary and final plat for a I-Iaverty's facility on Belt Line Road at Lakeshore Drive. Unable to complete land acquisition negotiations to its satisfaction, Haverty's has selected an alternative site on Gateway Boulevard. While the site configuration is necessarily somewhat different, the facilities proposed are essentially the same as those review previously. The applicant is in process of requesting a special exception from the Board of Adjustment to reduce the required parking spaces to a number justifiable by the nature of its operation. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval of the replat, subject to engineering comments and conditioned upon modification of the site plan in the event the Board of Adjustment requires a greater number of parking spaces than those shown.
