Conditions for approval:
(1) The signature block for the Acting City Secretary be amended to
read city Secretary;
(2) a parking special exception needs to be sought from the Board of
Adjustment;
(3) minor landscaping revisions need to be made, particularly around
the pick-up area;
(4) square footage of the office space needs to be determined to be
either 7,000 or 7,200 sf, and
(5) compliance with Engineering comments as follows:
Replat Comments
1. Provide water, sanitary sewer and drainage plans.
2. Show sight-visibility triangles at all ingresslegress points.
3. Gateway Circle should be offset from the proposed driveway to the south by 125' or
lined up.
4. Water, wastewater and roadway impact fees are required.

HISTORY: The City Council approved the final plat of Gateway Business Park
on June 12, 1990, and a previous replat of Block 2 on October 12,
1993.
TRANSPORTATION: Freeport Parkway is C4D/6 four-lane divided thoroughfare within
a 95'-wide fight-of-way. Gateway Boulevard is a C4U four-lane
undivided collector street within a 70'-wide right-of-way.

COMPREHENSIVE PLAN: The 1987 Comprehensive Plan shows the property as
suitable for highway commercial use. The proposed 1996
Comprehensive Plan shows the property as suitable for
light industrial/showroom use.
DISCUSSION: In January of this year the Planning and Zoning Commission reviewed and
approved a preliminary and final plat for a I-Iaverty's facility on Belt Line
Road at Lakeshore Drive. Unable to complete land acquisition
negotiations to its satisfaction, Haverty's has selected an alternative site
on Gateway Boulevard. While the site configuration is necessarily
somewhat different, the facilities proposed are essentially the same as
those review previously. The applicant is in process of requesting a
special exception from the Board of Adjustment to reduce the required
parking spaces to a number justifiable by the nature of its operation.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the replat, subject to engineering comments
and conditioned upon modification of the site plan in the event the Board
of Adjustment requires a greater number of parking spaces than those
shown.
