RE: D.R.C. Review - Comments on Gateway Business Park, Replat of Block 2
(Haverty's)
The Leisure Services Department has reviewed the above referenced development, and would
offer the following comments for the February 29, 1996 Development Review Committee
meeting.
1. The area of the property that has frontage along Freeport Parkway has been identified
in the Trail System Master Plan. The applicant will be required to dedicate an area
twenty-four feet (24') wide along Freeport Parkway, for the Freeport Parkway
Greenwalk. Contact will need to be made with the Director of Leisure Services and
the City Engineer regarding this matter.
2. Landscape and Irrigation plans are required to be submitted for the proposed platting.
These plans will comply with the Streetscape Plan, found in the Subdivision
Ordinance.
3. Any construction activity planned which involves city maintained parkways,
deceleration lanes, median cuts, left turn lanes or medians must be coordinated
through the Leisure Services Superintendent, Dennis Slayton, at 304-3554.
4. The contractor is responsible for any repair or replacement of landscaping,
irrigation or utilities that are affected by construction of this development. See
comment//3. This includes any required boring work associated with the
median.
5. A detailed irrigation plan, identifying line sizes, controller, etc. is needed. The
irrigation controller is required to have a freeze protection device, surge protector,
and rain sensor.
6. The contractor will be assessed for all irrigation meters located on the project.
7. Clarification of any requirements regarding the hike and bike trail shown in the Trail
System Master Plan are being researched. The applicant will be contacted no later
than Monday, March 4, 1996 regarding this matter.
