There appears to be an existing drainage area and curb inlet at the approximate location of the southem driveway, will this be relocated? 2. Access to this site being limited to one-way on Royal Lane is a concern. Southbound access will require u-roms which is not acceptable. Consideration needs to be given to utilizing existing median opening in Royal Lane. 3. See Fire Marshall's comments on substandard fire lanes. 4. The following revisions are needed in the data table: · BUILDING CALCULATIONS, B. Parking Spaces Required Per Building Type calculations are reversed, office requires 76 spaces and warehouse showroom - 23 spaces. · SITE/LANDSCAPING CALCULATIONS, B. Perimeter Landscape replace "yes" with actual square footage required/provided. · C. Interior Landscape 13 islands are required. 5. The southern elevations indicate eight (8) overhead doors only two of which are served by loading areas. Per provisions of the Zoning Ordinance, loading areas (minimum 12' x 30') are required at a ratio of one space per 20,000 square feet, therefore a minimum of three are required. It is recommended that each lease space have access to at least one loading area. If this results in a reduction of parking then the ratio of office to warehouse will need to be revised. 6. There appears to be potential conflict between the loading ramp and the access to the dumpster area. 7. Will paving and landscaping be permitted over the existing storm drainage easements? 8. Eight foot wide brick pavers bands, located one foot in from the property line are required at all driveways. Page 1 of 2 LANDSCAPE PLAN 1. EXCELLENT JOB IN INTERPRETING, CALCULATING AND ILLUSTRATING COMPLIANCE WITH THE LANDSCAPE ORDINANCE, however, few minor revisions are needed: · Per section 12-34-8(B)3 ..... "All planting islands must contain a minimum of one tree", this includes islands between the parking rows and the dumpsters, three additional trees are required. One tree is also required in the island along the eastern property line. · Additional shrubs may required adjacent to the eastern edge of the northern parking lot if the proposed berm will not effectively screen the eastern most parking spaces. 2. Need to provide assurances that the proposed trees along eastem property line and in the utility easement along Royal Lane will not adversely impact the existing drainage areas and utilities. ELEVATIONS 1. While the proposed elevations gives this property a unique appearance, it is recommended that the number of materials be reduced, i.e. replacing perforated metal awning with another material from the color board, utilizing the tilt-up panels instead of the concrete masonry block and the stone veneer base, or expanding the stone veneer as the accent material, and eliminating the concrete block. REPLAT 1. See Fire Marshall's comments on the fire lane. All fire lanes must be called out as easements. 2. Revise the franchise utility block to read "Verizon" instead of"GTE" Note: A. Please revise plats, site plans, landscape plans, and building elevations based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the March 1st Development Review Committee (DRC) meeting. Each applicant will bring two new sets of revised plats and plans to the March 1st DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, March 6t~ to resubmit fourteen (14) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department Page 2 of 2
