DRC DA TE: February22, 2001 and March 1, 2001 CONTACT: Mike Martin, P.E., Assistant City Engineer (972-304-3679) COMMENT STATUS: ,,'"PRELIMINARY 1. The location of the proposed southern driveway will not be permitted since it conflicts with an existing 15' recessed curb inlet which is located at a low point on Royal Lane. The driveway should be shifted north or south of the inlet so that the space between the opening of the inlet to the driveway radius is 20'. 2. Since this development will have trucks coming to this site, staff has a concern with how trucks coming from the north of this site will access this property and how trucks which leave this site will be able to go south to access IH635. 3. A preliminary utility plan needs to be provided to determine if additional easements are necessary. Also, a preliminary grading and drainage area map needs to be provided. 4. If sidewalks are not going to be constructed with this development at this time, a note must be provided on the plat stating the following, "Sidewalks to be constructed by the property owner when deemed necessary by the City Engineer." 5. A left turn lane for this site should be constructed at the existing median opening. 6. Eight-foot wide brick paver bands need to be located 1' inside the property line for each driveway as per City standards. 7. Need to show the fire lane turnouts on the plat.
