Gatew-1.4/Re-CS 950919 HAVE RTYS FURNITURE September tg. 1995 Parkinq Variance Request Belt Line Road, Co[~Dell. Texas Furniture purchases are deliberated, infrequent decisions. As a result, furniture stores do not generate the same customer traffic as many other retailers. We request approval for a parking ratio of 1.5 spaces per thousand square feet of retail building area. The follox~'ing parking examples are offered to support this request: 1. Other jurisdictions: Haverty's currently has ninety-one (91) stores. It operates in eleven (11) states and has a store under construction in a twelfth. The follo~'ing are furniture store parking requirements for three jurisdictions in which ~'e plan to build or expand stores this year: a) Tampa, Florida -- I space/100 SF of building area. b) Nashville, Tennessee -- I space/1000 SF of building area. c) Wichita, Kansas -- I space/600 SF of building area. 2. National Home Furnishings Association: NI-~A suggests that an adequate parking ratio is one customer space for every 1000 square feet of selling area. It further offers an equation to determine particular store needs. The result ~'ben applied to the proposed Coppell pro forma is: a) Estimated sales of $6.000.000 divided by an average sale of $600 equals 10.000 sales per year. b) 10.000 sales per )ear divided by 360 selling days equals 28 sales per da)' (or 2.8 sales per hour during a ten-hour selling da)'). c) 28 sales per day times 3 customers to produce I sale equals 84 potential customer visits per da)-, or 8.4 per hour during an average day. During peak periods (Saturday and Sunday a/~ernoons) our traffic may be three times that, but will we ~'ould need only 25 customer parking spaces per hour. 3. Havert.~"s experience: The highest volume store in the Haverty's chain is Dallas GaIleria. It is a 92.120-square-foot store ~th 71,200 square feet of selling space. It has 56 parking spaces, or one space per 1,645 square feet of building area. In Atlanta, our second largest market, the highest volume store is Cobb Parkway, a 40,098-square-foot building with 36,756 square feet of selling area. It has 47 parking spaces, for a ratio of one space per 853 square feet of building area. Across the chain, the average ratio for free-standing stores is 1.36 spaces per 1000 square feet. or one space per 735 square feet of building area. Coppell's retail parking ratio is one space per 200 square feet. The furniture indust~"s norm is one space per 1.000 square feet. Havem."s chain average of one space per 735 has proven to be reD' adequate. We have sufficient land at the proposed Belt Line Road site to achieve a ratio of one space per 667 square feet. That will provide us with a good safety margin. We request )-our approval of 75 retail parking spaces at our proposed Coppell store. Thank you. Sincerei~ HAVERTY FURNITURE COHPANIES.
