I hope by now you can see we are genuinely excited by the emerging results and eagerly await the move into your community. As per our discussions last week, we have our architects working on the minor site plan revisions we outlined. These include: - 1. Some rearrangement of the truck dock area and landscaping incorporated therein to enhance functionality, while still maintaining appropriate landscaping area and location. 2. Changing the 50%:50% office:warehouse ratio to 40%:60%, which is most practical from a parking/landscaping perspective and most likely, given the location of the site. 3. Some aesthetic changes to the elevations, so we get as close to what we intend to build at this early stage (as per your recommendation). 4. The inclusion of an additional Southern entry (20' wide lane) to the property, which most importantly, improves the entry safety for Northbound vehicles, but also enhances the overall appeal of the property. This does not need to be built or platted as a fire lane. 5. We understand that some flexibility is likely in the spacing requirements between this entry and the present Southern entry shown on the site plan. To maximize this spacing, we have asked our realtor to arrange the "curb remm easement" on the adjacent property. He has an ROBAG® VFFS Packaging Machines Turnkey Systems System Engineering 'TNA TNA North America Inc p.2 "agreement in principle" with the responsible party and we will forward a copy of their approval letter to you when it is available. From your comments, you can accept a letter to this effect for such an arrangement without the need for re-platting or other administrative processes/documents. We understand a formal approval recommendation for this entry is required fi.om your Engineering staff, but appreciate the possibility of such flexibility and generally favorable response from you and your colleagues. I really do believe this enhances the development fi.om all perspectives. Some landscape adjustments will be required to achieve point 5 and still meet or exceed the landscaping requirements. 2 full drawing sets and an 11" x 17" print will be available to you prior to the Thursday meeting. We would have like to get these to you by Monday, but after taking your advice on board of "get it as close to the end result as possible", we will most likely be into Tuesday before we can get the details across to you.
