Please review the following responses to the staff comments we received via fax last Friday, 2.23.01. Thanks, Site Plan Responses 1. The existing curb inlet is proposed to be relocated per the preliminary grading plan. 2. The access to the site is limited to northbound traffic on Royal Lane. The size and configuration of the site is not flexible enough to allow access from the existing median break. Providing a site entry that is accessible from the existing median will bisect the site, severely limiting the development. 3. Building calculations have been. corrected. Site/Landscaping calculations have been revised. 5. Overhead doom have been removed and additional loading space has been added. 6. The loading ramp is a circulation route and not for parking and should not hinder access to the dumpster. 7. Landscaping will be coordinated with actual location of the storm sewer to provide for adequate growing space. 8. Brick pavers will be added at property line, Landscape Plan Responses 1. Additional tree will be added at island along eastern property line. Additional shrubs will be added as required. 2. Tree locations will be coordinated with storm sewer per Site Plan Response #7 above. Elevation Responses 1. Perforated metal material has been deleted fi:om the palette and replaced with embossed metal similar to fascia. Replat Responses 1. Fire lanes at back up added to easements on plat. 2. All fn-e lanes will be 6" concrete on lime stabilized base. 2. All fire lanes are noted on the replat. Radius information for firelanes noted. DRC Utility Responses 1. Easements for TXU Electric and gas will be shown on the plat. The above responses along with our participation with our consultants in the DRC review process should provide corrections and responses to the above comments. All of the responses are demonstrated in the second submission of the Planting Plan and Details dated February 28, 2001. All planting islands that did not have trees now have at least one tree specified. The perimeter hedge was extended to further screen the northwest corner of the northern parking lot. It is our experience, that Live Oak root systems do not damage underground RCP piping. Although, the previously specified location for the perimeter line of Live Oaks will not be possible due to the depth of the existing RCP pipe. Upon approval by the City of Coppell in a FAX on February 28, 2001, the Live Oaks have been integrated into the perimeter evergreen hedge.
