Freeport-2.4/SP,Re-CS000316March 16, 2000 Mr. Terry Raley TNA, North America, Inc 1321 Valwood Parkway, Suite 440 Carrollton, TX 75006 RE: Freeport North~ Lot 2R~ Site Plan and Replat, Dear Mr. Raley: This letter is to inform you that Freeport North, Lot 2R, Site Plan and Replat, to allow the construction of an approximately 45,974 square foot office/warehouse building on approximately 3.43 acres of property located along the east side of Royal Lane, north of Bethel Road, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, March 15, 2001, subject to the following conditions: 1. Relocation of the brick paver bands one (1) foot inside the property line on Site Plan and Landscape Plan. 2. Reduction of the width of the southern driveway from 50 to 40 feet, as indicated on the re-plat 3. Substitute the WaxleafLigustrum for a shrub on the City's plant palette. 4. Reduction of the proposed signage to be in accordance with the Sign Regulations of the Zoning Ordinance. 5. Provision of additional specifications as to the color, materials and fonts of the proposed attached sign. 6.No monument sign will be permitted on this property. 7. Any proposed revision to the site plan, landscape plan and elevations will need to be in accordance with all applicable ordinances. REPLAT: 1. Label all utility easements 2. Deletion of one set of city signature blocks. The date scheduled for consideration by the Coppell City Council is Tuesday, April 10, 2001, at 7:30 p.m. A representative for this case must be present at this meeting, which will be held at the City Council Chambers at 255 Parkway Blvd. Failure to represent this item may result in the denial of this application.
