Replat
1. Revise label for 20' Hike & Bike Trail easement; it does not clearly delineate the
easement area.
2. Eliminate reference to two 5' sanitary sewer easements on either side of the
existing 10' sanitary sewer easement along Freeport Parkway. The 20' easement
should be shown (and labeled) over the 10' easement.
3. The proposed 30' drainage easement that is now shown on the eastern edge of lot
3A was previously shown as a 20"wide drainage easement on the subject
property. Why has the easement size increased from 20-30'? Additionally, staff
is again concerned that the original issue regarding the landscaping over this
easement will simply be shifted to the adjacent lot. All Perimeter landscaping
must be placed within the 10' adjacent to the side property line and may not be
placed over the easement. Please address.
Site Plan/Elevations
1. Indicate and label the proposed material to be used at the edges of the 40' truck
entrance at the rear of the site.
2. Revise the manner in which the line between the current Phase and the future
development is shown. This line appears to be a property line and it is not.
3. Dimension the length of the proposed screening wall.
4. Label new material shown on the building elevations. It appears to be
stone/stucco?
5. Revise building elevations to show the entire length of the screening wall. As
shown, the wall just ends.
6. Provide revised architectural rendering.
Landscape Plan
1. Revise Landscape Plan to reflect the engineering changes made to the site plan.
For instance, the prior 20' drainage easement is shown and the sanitary sewer
easement along Freeport is shown to be 10' wide.
2. Remove all trees from placement over the 45' wide drainage and sanitary sewer
easement at the north side of the site. Primarily, the Cedar elm directly over the
easement.
3. Please revise landscape calculations ~o exclude the area encroached by all head-in
parking. As shown, it appears that no changes have been made to the landscape
calculations. Please explain to staff.
