Gatew-1.6/Re,SP-CS010307 March 7, 2001 Mr. Derek Downs Halff Associates, Inc. 8616 Northwest Plaza Drive Dallas, TX 75225 RE: GATEWAY BUSINESS PARK~ BLOCK 2 LOTS 3A~ 3B~ 3C and COMMON AREA 1 REPLAT & SITE PLAN Dear Mr. Downs: This letter is to inform you that Gateway Business Park, Block 2 Lots 3A, 3B, 3C and Common Area 1, Replat and Site Plan, to Replat into three separate lots and Site Plan approval for a 143,720 square foot office/warehouse on Lot 3B, containing 11.62 acres, at the request of Halff Associates, Inc. was approved by the Coppell City Council on Tuesday, March 6, 2001, subject to the following conditions: REPLAT CONDmONS: 1. City Council approval of the proposed abandonment of 16,807 square feet of Exchange Circle and dedication of 5,820 square feet. 2. All right-of-way improvements shall be made within 90 days from City Council approval. All other matters related to the abandonment and dedication shall be resolved within the same time period. 3. No landscaping shall be placed over underground utilities on lots 3A, 3B, 3C, or common area 1. SITE PLAN CONDTIONS: 1. No landscaping shall be placed over underground utilities. This replat must be submitted for signatures by City Officials within six months after approval by the City Council (September 6, 2001) or it shall be deemed null and void and resubmittal shall be required. After City signatures have been procured, it is the applicant's responsibility to file the document with the Dallas County Plat Records Department.
