Gateway Business Park No. 3, Lot1, Block A, Site Plan and Prelimina~_ Plat,
request to allow the construction of two 32,061 square foot office/warehouse
buildings on 7.863 acres of property located at the northeast corner of Freeport
Parkway and Airline Drive, at the request of Park West Commerce Center, L.P.

COMMENT STATUS: ,,"PRELIMINARY
1. As per the City's Thoroughfare Plan, the right of way requiremem for Freeport Parkway is
110'. Therefore an additional 30' dedication will need to be provided.
2. Provide the minimum finish floor elevation on plat.
3. Provide a 10'xl0' right of way corner clip at Freeport Parkway and Airline Drive.
4. The proposed driveway onto Freeport Parkway should be shifted south to ensure there will
not be a conflict with existing and furore bridge improvements.
5. Label the 100-year floodplain on the plat and site plan.
6. Provide 8' wide brick paver bands located 1' inside property line at all driveways.
7. If the sidewalks are not to be constructed at this time, then a note on the plat should be
provided stating, "Sidewalks to be constructed by property owner when deemed necessary by
City Engineer."
8. Show the location of existing driveway east of property. The minimum driveway spacing
must be 120'.
